Step 1: Get Pre-Approved
Pre-approval is the first step in your home-buying journey. Your loan officer will review your credit report, income, and assets to determine how much home you can afford. This step gives you confidence when making offers and shows sellers that you’re a serious buyer.
Step 2: Find Your Dream Home & Make an Offer
Once you’ve found the perfect home, you’ll work with your real estate agent to submit an offer. A strong offer, backed by your pre-approval, can set you apart in a competitive market.
Step 3: Offer Accepted & Sign the Purchase Agreement
When your offer is accepted, you’ll sign a purchase agreement outlining the final sale price and terms. This document serves as the foundation for your home loan.
Step 4: Schedule a Home Inspection
A professional home inspection will help identify any potential issues with the property. This step ensures you’re making an informed decision before moving forward.
Step 5: Sign Your Loan Disclosures
Your loan officer will provide documents that outline your final loan terms, interest rate, and estimated closing costs. Reviewing these carefully helps you understand all financial aspects of your mortgage.
Step 6: Secure Home Insurance & Order an Appraisal
Choosing a homeowner’s insurance policy is required before closing. Additionally, an appraisal will be conducted to assess the value of the home and ensure it aligns with the loan amount.
Step 7: Loan Review & Final Approval
An underwriter will review all documents to ensure you meet the lender’s requirements. Quick responses to any additional requests will help keep the process on track.
Step 8: Receive Your “Clear to Close”
This means all mortgage conditions have been met, and you’re officially ready to close on your home!
Step 9: Final Walk-Through
Before closing, you’ll have a final chance to walk through the property to confirm it’s in the same condition as when you made the offer.
Step 10: Closing Day!
Congratulations! You’ll sign the final paperwork, finalize the loan, and receive the keys to your new home.
