What Is “Closing” on a Home?

Closing is the final step in the homebuying process where ownership officially transfers from the seller to you. It involves reviewing and signing important documents, paying closing costs, and receiving your keys.
 
While it can sound overwhelming, I’m here to guide you through every part of the process to make it as smooth and stress-free as possible.


The Closing Process – Step-by-Step
  1. Clear to Close
    Once your loan has final approval, you’ll receive the exciting news: you're “clear to close”! This means all underwriting conditions have been satisfied.
  2. Review Your Closing Disclosure
    At least three business days before closing, you’ll receive a Closing Disclosure outlining your final loan terms, interest rate, and closing costs. I’ll go over it with you to make sure everything is accurate.
  3. Schedule Your Closing Appointment
    This is the official meeting—usually at a title company—where you’ll sign the final paperwork. Bring your ID and any funds needed for closing (usually wired or brought as a cashier’s check).
  4. Final Walkthrough of the Property
    Typically done 24 hours before closing, this walkthrough ensures the home is in the agreed-upon condition.
  5. Sign the Paperwork
    At closing, you'll sign loan documents, disclosures, and the deed. This step is detailed—but I’ll be there (or a closing agent will be) to explain what each form means.
  6. Get the Keys
    Once everything is signed and the funds are distributed, the home is officially yours! Time to celebrate 🎉

Sometimes small hiccups can delay closing. Here are common causes and how we prevent them:
